A ±2,400 SF warehouse building situated on approximately one acre of land at 807 Main Road on Johns Island has been sold to Carolina Comfort Specialists, a locally owned HVAC company expanding its operations in the Charleston area.
The property sold for $939,000, achieving the full asking price. Carolina Comfort Specialists plans to utilize the site as a new operational location to support continued growth and service expansion on Johns Island and surrounding communities. The freestanding warehouse offers functional industrial space with ample land for parking, storage, and future flexibility, making it well suited for service-oriented businesses.

1090 PARK WEST BOULEVARD SOLD TO CHARLESTON DERMATOLOGY

NAI Charleston is pleased to announce the successful sale of 1090 Park West Boulevard in Mount Pleasant, SC. The ±6,625 SF brick, multi-tenant office building, originally acquired by the seller in 2018 prior to its completion by the Park West developer, has now been purchased by Charleston Dermatology, a long-standing tenant and one of the region’s fastest-growing dermatology practices. Upon acquiring the property in 2018, the seller secured Charleston Dermatology as an anchor tenant, leasing approximately half of the newly constructed building. Over the years, the practice experienced significant growth and quickly became an essential healthcare provider for the Mt. Pleasant community.
With the tenant’s lease renewal approaching, Charleston Dermatology initiated discussions regarding their future occupancy needs. Their existing lease rate—well above current market levels—combined with their desire for additional space spurred a collaborative conversation about long-term solutions. Given the practice’s ongoing expansion and the site’s occasional parking constraints, it became clear that ownership would provide the practice with both operational control and the flexibility needed to scale on its own timeline. The sale underscores continued demand for medical office assets in the Charleston metro area, particularly among owner-users seeking stability, control, and room for expansion.

ENGINEERED SYSTEMS, INC. RELOCATES TO OWNER-OCCUPY

Trad Dyches, CCIM and Whit Jones represented the buyer Engineered Systems, Inc. that build and service cranes for industrial users. They relocated from their previously leased space at 3270 Benchmark Drive in order to expand and own their own building. This was financially the right move when comparing a mortgage to market lease rates of similar properties.
