The Charleston office market continued to strengthen in the second quarter, with overall vacancy declining to 5.7% and 12-month net absorption surpassing 181,000 SF, signaling improving demand amid a limited development pipeline. Rental rates remained stable at approximately $36.00 PSF, reflecting a healthy and competitive leasing environment. While Daniel Island reported a 16% vacancy rate, this is largely attributable to a handful of large campus vacancies, with demand for smaller office spaces remaining in line with other Charleston submarkets. With new supply constrained, we expect landlords to maintain pricing power and rental rates to trend modestly upward through the remainder of 2026.” – Scott Peevy, CCIM
